You run a business in your own name and need SA103 (short or full) — or Lloyd’s underwriting on SA103L — with turnover, expenses and the year-end tax calculation before you file.
In short
Self-employed & property Self Assessment is £49 + VAT (£58.80 inc VAT) per tax year — the plan most individuals choose. Prepare free; pay only when you file. That payment unlocks the full SA100–SA110 desk for the year, with the self-employment / property path: SA103 (and Lloyd’s SA103L), SA105, mixed employment and investment, capital gains and other pages when needed, calculation and HMRC filing. Choose Partnership (£69) for SA104 / SA800.

Who it’s for
Is Self-employed & property right for you?
This is the plan most individuals choose. Use it when you trade as a sole trader (including Lloyd’s), let UK property, or mix those with employment and investment income. Partners needing SA104 / SA800 should choose Partnership.
You have UK property income on SA105, alone or alongside employment, savings or a small trade, and want one return desk for all of it.

One payment for the tax year unlocks every individual supplementary page as it applies — not only trading and property.
Sole trader income and expenses, including Lloyd’s underwriting pages when needed.
Rental income and allowable expenses for UK property.
Employment (including elected-office variants) and investment pages stay available when your year is not only trading.
SA101, SA106–SA109 (including capital gains on SA108) when they belong on the same return.
Pay once per tax year at file. Amendments for that year are included. Trust SA900 remains out of scope.

FAQs
Self-employed & property — questions answered
Why is this the most chosen plan?
Most people who need Self Assessment have self-employment, UK property, or both — often mixed with PAYE or dividends. The £49 plan covers that breadth without jumping to partnership pricing.
Does £49 include employment and other SA pages too?
Yes. The full SA100–SA110 desk for that tax year is included. If you also have employment, investment, foreign, CGT or residence pages, they are available on this plan. You do not need to buy Employment & investment separately.
Is Lloyd’s covered?
Yes. Lloyd’s underwriting uses SA103L on this plan, alongside ordinary self-employment and property pages when they apply.
Is it really one payment?
Yes — £49 + VAT (£58.80 including VAT), one payment per tax year when you file. Prepare free with no card. No monthly subscription.
Does it include Making Tax Digital quarterly updates?
No. Year-end Self Assessment is included now. MTD quarterly updates for Income Tax are planned as a later add-on. Do not buy today if you only need quarterly ITSA submissions.
When should I choose Partnership instead?
Choose Partnership (£69) when you need a partner’s share (SA104) or the partnership SA800 pack (including SA801–804). Trading alone as a sole trader stays on this £49 plan.
