Self Assessment for sole traders

File your own UK Self Assessment online. Sole trader and property pages, tax calculation and HMRC filing. Prepare free — from £49 when you file. Software only.

In short

Self Assessment Software lets you file your own SA100 online. Prepare free; pay once per tax year when you submit — Self-employed & property from £49 + VAT (Employment £39, Partnership £69). Same forms and calculation as practices use. Not bookkeeping and not an accountant.

Why individuals

Built for people filing their own return

You do not need a practice credit pack or a bookkeeping subscription to submit an SA100. Pick the plan that matches your income, prepare free, then pay when you file.

Pay per tax year

No monthly Sole fee. Employment £39, Self-employed & property £49, Partnership £69 — all + VAT, once per tax year when you file.

Same desk as practices

SA100–SA110, combined calculation, SA302-style estimate and HMRC filing workflow — without buying accountant credits.

Software only

Not an accountant in a box and not Xero or FreeAgent. Keep invoices and bank feeds where they are; file the return here.

Who it’s for

Who this page is for

Individuals filing only their own Self Assessment. If you file for clients, use accountant credits instead.

Sole traders

Self-employment (SA103), expenses and Class 2/4 NI in the combined calculation — including mixed employment income.

UK landlords

UK property (SA105) on its own or with trading and employment income in one tax year.

Employment & investment

Mostly PAYE, savings and dividends? The Employment plan at £39 covers that SA100 path.

Partners

Need a partner’s SA104 or the partnership SA800 path? Use the Partnership plan at £69. See Self Assessment for partnerships.

FAQs

Individuals — questions answered

How much does Self Assessment software cost for sole traders?

Self-employed and property Self Assessment is £49 + VAT per tax year. Employment & investment is £39 + VAT. Partnership is £69 + VAT. Prepare the return free; you pay only when you file that tax year. There is no monthly subscription.

Can UK landlords use this as well as sole traders?

Yes. The Self-employed & property plan (£49 + VAT) covers UK property (SA105) on its own or with trading income. Mixed employment or investment income sits on the same return when it applies.

Do I pay monthly or only when I file?

Only when you file. Create an account and prepare free with no card. You pay once per tax year when you submit that return — not a monthly Sole fee.

Is this bookkeeping software like FreeAgent or Xero?

No. There are no invoices, bank feeds or VAT returns. Keep FreeAgent, Xero or QuickBooks for day-to-day records. Self Assessment Software is the year-end SA100 desk and HMRC filing only.

Do I need an accountant to file with this software?

No. It is software only — you stay responsible for the figures. It does not include a human accountant. If an accountant files for you, they should use the practice desk with filing credits instead.

Which plan if I have employment and self-employment?

Choose Self-employed & property (£49). It covers SA103 and SA105 and still includes employment and investment pages when you need them. Use Employment (£39) only if you have no trading or UK property. Use Partnership (£69) for SA104 or the SA800 path.

Can I file other people’s Self Assessments on this plan?

No. An individual organisation is for your own return only. To file for clients, register as a practice and buy accountant filing credits.

Does it include Making Tax Digital quarterly updates?

No. Year-end Self Assessment is included now. MTD quarterly updates for Income Tax are planned as a later add-on. Do not buy today if you only need quarterly ITSA submissions.
